The Gilbert Chamber opposes the current request to downzone from Regional Commercial (RC) to Multi-Family/High Residential (MF/H) with a Planned Area Development (PAD) overlay on 10.53 acres and from Regional Commercial (RC) to Regional Commercial (RC) with a PAD overlay on 4.46 acres.
This site is uniquely positioned with prime freeway access, making it an ideal location for commercial development that can serve both local residents and the broader regional market. The request to downzone would significantly limit the parcel’s commercial viability, reducing opportunities for businesses that rely on high visibility and accessibility to thrive. Additionally, the recently approved multi-family project in the immediate vicinity would greatly benefit from a strong commercial presence, providing essential services, retail, and employment opportunities for its future residents. Maintaining the Regional Commercial zoning ensures that the area continues to attract high-quality businesses, fosters economic growth, and maximizes the potential of this strategically located site.
The Chamber evaluates each request individually and considers several variables when supporting or opposing a downzoning request. Our interest is, first and foremost, the long-term sustainability of our community. Each time commercial property is downzoned, we lose the opportunity for future employment and revenue-generating businesses to locate and/or expand within our town.
