POSITION STATEMENT: Chamber Opposes Downzone Request for SWC of Germann & Mustang (Residences at the Reserve)

The Gilbert Chamber opposes the minor GP Amendment from General Office (GO) to Residential >14-25 DU/AC and rezone from Business Park (BP) PAD to Multifamily Medium (MF/M) PAD to allow for the development of a high-quality, 121-unit multifamily community.

Retaining tax-based, employment-zoned land is essential to the long-term fiscal and economic health of the community. When employment land is converted to residential use, the community loses valuable space that could have supported future businesses, job creation, and sustainable tax growth.

Beyond the fiscal implications, preserving employment land supports Gilbert’s broader economic vitality and balance. It allows the town to attract and retain quality employers, foster entrepreneurship, and maintain a strong jobs-to-housing ratio that reduces traffic and strengthens local commerce. For these reasons, the Chamber prioritizes the preservation of employment land to ensure Gilbert remains a thriving, business-friendly community well into the future.

The Chamber evaluates each request individually and considers several variables when supporting or opposing a downzoning request.
